With a guaranteed response time of 24 hours or less, you can rest assured that your inquiries are given prompt and thorough attention. <strong><\/strong>Our goal is always to identify and eliminate issues before they occur.<\/p>\n<p><strong>Administration<br \/>\n<\/strong><\/p>\n<ul>\n<li><strong><\/strong>Prepare HOA and Board Meeting Agendas<\/li>\n<li>Attend all Board Meetings and take Minutes<\/li>\n<li>Review and prepare Minutes, get final approval from the Board and deliver to the HOA<\/li>\n<li>Review HOA governing documents (CC&amp;Rs, By-Laws and Amendments, and Rules &amp; Regulations, etc.) and provide constructive feedback as needed<\/li>\n<li>Maintain all HOA records<\/li>\n<li>Complete quarterly property walk-through to identify issues<\/li>\n<li>Assist in transfer of property and orient new owners<\/li>\n<li>Manage HOA emails and calls (as needed\/requested)<\/li>\n<li>Ensure that all vendors have up-to-date liability insurance and certification<\/li>\n<li>Ensure that HOA insurance coverage is reviewed and maintained<\/li>\n<li>Work with Realtors, BK attorneys and\/or collection service regarding any foreclosures, bankruptcies and\/or short sales (or other legal issues that may arise)<\/li>\n<\/ul>\n<p><strong>Maintenance &amp; Improvement<\/strong><\/p>\n<ul>\n<li>Conduct biannual review of all current vendor contracts<\/li>\n<li>Request competitive bids from new vendors and present findings to the Board<\/li>\n<li>Oversee and review work by all vendors to ensure highest levels of quality<\/li>\n<li>Complete quarterly property walk-through and identify any issues<\/li>\n<li>Ensure annual Reserve Study is completed<\/li>\n<\/ul>\n<p><strong>Financial Oversight<\/strong><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/southbayhoamanagement.com\/wp-content\/uploads\/2014\/02\/paperwork-stock.jpg\" alt=\"accounting work\" width=\"220\" height=\"147\" class=\"alignright size-full wp-image-56\" \/><\/p>\n<ul>\n<li>Receive and audit all vendor invoices and correct as needed<\/li>\n<li>Review of monthly\/quarterly bank statements<\/li>\n<li>Create annual budget and review with HOA Board<\/li>\n<li>Open bank accounts and create journals<\/li>\n<li>Prepare monthly financial statements<\/li>\n<li>Provide balance sheet, profit\/loss statements, and income statements<\/li>\n<li>Pay authorized bills on a monthly basis<\/li>\n<li>Facilitate refinancing and transfer of ownership<\/li>\n<li>Work with accountant to prepare 1099s and to file annual Federal and State tax returns<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Our goal is to minimize any time commitments placed on the HOA Board members.
